Two-bedder at RoyalGreen going for $1.95 mil

A two-bedroom unit at RoyalGreen will be put on the block at the upcoming property auction on Wednesday, June 25, by ETC (formerly Edmund Tie & Co.) An owner’s sale, the 667 sq ft unit has a guide price of $1.96 million, which works out to $2,939 psf.

Located on the third floor, the two-bedder features a typical dumbbell layout with a kitchenette, a cobined living/dining room with a balcony, and two ensuite bedrooms. The unit overlooks one of the condo’s two swimming pools and the central green lawn.

The owner-occupier has kept the unit in good condition. It is also located in a relatively quiet block facing a nearby linear public park far from the traffic noise generated along Bukit Timah Road.

RoyalGreen is a 285-unit luxury, freehold condo on Anamalai Avenue, off Bukit Timah Road in prime District 10. Developed by Allgreen Properties, the freehold project sits on a 174,176 sq ft site with eight five-storey blocks. The development consists of two- to four-bedroom units of 635 sq ft to 1,475 sq ft.

According to OneMap, RoyalGreen is close to five primary schools: Henry Park Primary School, Methodist Girls’ School, Nanyang Primary School, Pei Hwa Presbyterian Primary School, and Raffles Girls’ Primary School.

RoyalGreen is also opposite the former Turf City, which was vacated in 2023 to facilitate the site’s redevelopment into a new high-density housing estate with public spaces and amenities. The first private residential site for development was launched in April under the government land sales programme.

Initially launched for sale in October 2019, RoyalGreen sold 33 units (12%) over its launch weekend and achieved an average selling price of $2,750 psf. A compilation of caveats by EdgeProp Singapore indicates that the average price at RoyalGreen today is close to $2,890 psf.

There have been three resale transactions at RoyalGreen so far this year. The most recent sale was a three-bedroom unit that fetched $2.92 million ($2,981 psf) when it changed hands on May 7. Another three-bedder was sold for $3.04 million ($2,851 psf) on April 3, and a 1,044 sq ft three-bedroom unit transacted for $3.1 million ($2,977 psf) when it was sold on Feb 11.

Among most of the freehold luxury condos in the area, RoyalGreen commands the highest resale price. In contrast, resale units at older freehold projects such as the neighbouring Villa Azura, a 25-year-old condo on Cherry Ave, go for about $1,700 psf. Meanwhile, resale prices at Sixth Avenue Ville are about $2,270 psf, while the average price at Fifth Avenue Condo is about $2,090 psf.

Recently completed 99-year condos, such as Fourth Avenue Residences, command an average resale price of $2,440 psf. This is another development by Allgreen Properties that was completed three years ago
