HDB resale prices see modest rise of 0.2% in November

HDB resale prices increased 0.2% in November 2025, according to a report by 99-SRX, with mature and non-mature estate prices rising 0.6% and 0.1%, respectively.

The report recorded a 3% year-on-year (YoY) rise in overall resale prices, with 3-room, 4-room, 5-room and Executive units posting annual increases of 2.6%, 3.2%, 3.6% and 6.9%, respectively. 

Mature and non-mature estates recorded YoY gains of 3.5% and 3.3%, respectively.

About 1,674 flats were resold in November, 24.3% more than in October 2025, with 4-room units forming 45.5% of transactions. Non-mature estates accounted for 57% of monthly volumes, whilst mature estates contributed the remaining 43%.

It also reported 120 flats were sold for at least $1m during the month, up from 87 in October 2025. The highest transacted price was $1.63m for a 5-room unit at Natura Loft, while an Executive flat in Yishun achieved the top non-mature estate price at $1.28m.
