Holland Plain GLS draws sole bid at $1,491 psf ppr

Property consultants said the Holland Plain government land sales (GLS) site received a single bid of $1,491 per square foot per plot ratio (psf ppr), with total participation limited to one offer.

The Urban Redevelopment Authority (URA) said the 1.57-hectare site, which is expected to yield about 280 private residential units, received a $454m mi h bid.

Huttons Asia Chief Executive Officer Mark Yip said the bid is 4.1% higher than Sim Lian Group’s earlier purchase of the adjacent Holland Link GLS site in August 2025 at $1,432 psf ppr.

He said the developer has secured both adjoining GLS sites within the Holland Plain precinct.

​PropNex Head of Research and Content Wong Siew Ying said the land rate is above the adjacent site but below recent Core Central Region GLS transactions at Dunearn Road and Bukit Timah Road.

She noted that the tender received one bid, compared with higher participation levels in earlier GLS launches in other locations.

Wong added that the site is located within a low-density residential enclave and is near schools including Methodist Girls’ School, Nanyang Girls’ High School, Raffles Girls’ School and Henry Park Primary School.

The site is within walking distance of King Albert Park MRT station on the Downtown Line, with improved connectivity expected after the Cross Island Line is completed.

Singapore dollar’s 'gradual appreciation' to continue: Alvin Tan

Singapore’s exchange rate policy will continue on a gradual appreciating path following the Monetary Authority of Singapore’s (MAS) latest April policy statement, according to Minister of State for National Development of Singapore, Alvin Tan.

The MAS manages monetary policy through the Singapore dollar nominal effective exchange rate (S$NEER), which has been appreciating against a trade-weighted basket of currencies since October 2021.

Tan said in response to a parliamentary question that the US dollar remains the dominant currency in international trade, whilst also being tied to one of Singapore’s largest trading partners.

However, he noted that the S$NEER basket is diversified to reflect Singapore’s trade flows across import sources and export markets.

The weights in MAS’s currency basket are being periodically reviewed and updated to reflect the economy’s evolving trade patterns. “No single currency dominates in the S$NEER basket or unduly affects the broad stability of the Singapore dollar against the basket.”

The Singapore dollar’s stability is supported by the country’s macroeconomic management and monetary policy framework, Tan added.

For a meal, choose between the Solo Orbit Meal ($9.90), Double Orbit Meal ($13.50), and Galactic Feast ($15.90), which offer one-piece, two-piece, and three-piece chicken meals, respectively. These come with either fries or rice, as well as drinks and various sauces. The chicken is said to be wonderfully crispy and juicy, with addictive seasoning, especially if you order the spicy version. HDB resale prices slip 0.6% in April as volumes fall 5.4%

HDB resale prices declined 0.6% in April 2026, whilst transaction volumes fell 5.4% month on month.

Year on year, prices remained broadly stable compared with April 2025, whilst resale volumes were 15.9% lower.

“HDB resale data for April reflects a market that is normalising after a period of stronger momentum,” said Mr. Luqman Hakim, chief data & analytics officer at 99.co and SRX.

“Prices are edging down slightly, volumes are pulling back more noticeably, and both buyers and sellers are recalibrating expectations, but overall stability remains intact," he added.

By flat type, resale prices fell 0.9% for 3-room flats, 1.7% for 5-room flats, and 1.3% for executive flats, whilst 4-room flats rose 0.1%. By estate type, prices in mature estates fell 1.4%, whilst non-mature estates declined 0.4%.

A total of 1,943 resale flats were transacted in April, compared with 2,054 units in March. 4-room flats accounted for 44.7% of total transactions, followed by 5-room flats at 23.3%, 3-room flats at 25.6%, and executive flats at 6.4%.

“On the pricing front, the 0.6% month-on-month dip suggests that buyer resistance is starting to show, particularly after several months of relatively firm price levels,” Hakim said.

“At the same time, the fact that prices are broadly flat year on year indicates that this is more of a short-term adjustment than a sustained decline,” he added.

He also noted that volumes were affected by a more cautious global economic outlook and the continued inflow of flats reaching their Minimum Occupation Period (MOP), estimated at about 13,000 units in 2026.

The report also noted 138 million-dollar resale flats were transacted in April, down from 145 in March, representing 7.1% of total resale volume.

The highest transaction during the month was a $1.728m 5-room flat at City Vue @ Henderson. In non-mature estates, the highest transaction was a $1.18m executive flat at Woodlands Street 81.

“Despite the softer volume, high-end transactions continue to appear in the market,” Hakim said. “This shows that price ceilings are still being tested in select locations and flat types.”

Looking at the wider market, HDB resale prices dipped 0.1% in the first quarter of 2026, marking the first quarterly decline since Q2 2019. The Housing & Development Board’s Resale Price Index eased to 203.4 after five consecutive quarters of slower or flat growth.

Resale activity rose 19.6% quarter on quarter (QoQ) to 6,285 transactions, though it remained 4.6% lower than a year earlier. Rental demand showed mild moderation, with approved applications to rent out HDB flats slipping 0.2% to 9,535.

The HDB also said it will offer about 6,900 Build-To-Order flats in June 2026 across Ang Mo Kio, Bishan, Bukit Merah, Sembawang, and Woodlands, and advised buyers to exercise financial prudence amidst a more uncertain macroeconomic outlook.

StarHub Q1 profit plunges 81% to $5.9m on weaker consumer revenue

StarHub reported net profit attributable to shareholders of $5.9m in the first quarter (Q1) of 2026, down 81.3% year on year (YoY), according to its business performance update released on 7 May.

Total revenue fell 6.1% YoY to $507.3m, whilst service revenue declined 3.9% to $445.7m. EBITDA dropped 22.5% to $77.7m, and free cash flow decreased 16.9% to $26.6m.

Service revenue weakness was driven mainly by lower consumer contributions, where revenue fell 10% to $228.6m. Mobile, broadband, and entertainment segments all recorded declines, partly offset by growth in enterprise connectivity, carrier and voice services, and cybersecurity.

The enterprise segment reported mixed performance. Regional enterprise revenue fell 4.8% to $139.4m due to lower managed services revenue, which declined 10.8% on timing of project recognition, which was partially offset by growth in connectivity and voice services.

Cybersecurity revenue rose 22.4% to $77.7m. StarHub said its regional enterprise orderbook grew more than 50% YoY, supported by multi-year digital infrastructure contracts.

The company’s balance sheet showed cash of $867.2m as at 31 March. Net debt to trailing 12-month EBITDA rose to 2.09 times from 2.00 times at end-2025.

StarHub said it divested a 16.81% stake in Ensign in April 2026 for cash proceeds of $121 million, with estimated fair value gains of $244m. Following the transaction, Ensign will be accounted for as an associate rather than a subsidiary.

The group said it continues to focus on cost optimisation measures, including network and systems restructuring, with an additional $10m in savings identified from network optimisation.

It’s frustrating to imagine, and whether or not you owe your livelihood to a sport, the thought of sitting on the sidelines is a grim one. No one wants to waste half the season on the bench because they broke a bone or tore a ligament. So what are some of the most common sports injuries? More importantly, how can you spend less time with an icepack on your knee and more time getting the gold?

Here are seven injuries that athletes frequently experience and a few tips on how to avoid them.

1. Overuse Injuries

If practicing five hours per week improves your performance, working out for 10 hours is more effective, right? Not necessarily. Working out too much can lead to overuse injuries that keep you sidelined for weeks or longer.

In rare cases, working out too hard can lead to a sometimes-fatal condition known as rhabdomyolysis, which destroys your muscle fibres. All exercise creates tears in your muscles, but when you push too hard, the fibres dissolve. This process releases potassium and other electrolytes into your bloodstream, which can cause kidney and heart failure.

How often should you exercise? While you’ll no doubt hit the gym harder before game day, keep your workouts to one hour or less most of the time. Research indicates that runners who log approximately 19 miles weekly reap substantial health benefits. However, those who run 25 or more miles weekly have health risks similar to those seen in sedentary individuals.

2. Broken Bones

A broken bone can puncture the skin but often requires an X-ray to see. If you suspect this has happened, seek emergency care immediately. As for the most common fractures that occur, the upper arm is particular susceptible to injury. People often use the area to brace themselves when falling or suffering a different impact.

Feet are also subject to fractures as well, which makes sense since they contain 25% of our bones. These are also some of the most deceptive breaks, as you may still be able to walk despite the pain. Concerning the healing process, you may or may not need a cast depending on the location of the break.

You can buddy tape a cracked finger or toe to the one next to it. If you break a larger bone, you’ll need to keep the limb immobilized and keep weight off it until it heals.

3. Knee Injuries

Knee injuries plague many athletes, and not only those who regularly pound the pavement. If you dance, frequent twisting can tweak this delicate joint. If you play sports like basketball, on-the-court injuries can lead to incapacitation. Over 20% of all athletes experience a knee injury during their careers.

To prevent injuring this joint, wear appropriate padding when you hit the field or court. Certain shoes can absorb the impact of your feet hitting the ground better than others, such as men’s and women’s shoes for volleyball and basketball, since those sports involve a lot of jumping. If you participate in activities that require twisting, wear a pair of gliders over your sneakers to make turning on hard surfaces more comfortable. Take the time to stretch your quadriceps and hamstrings after every workout.

4. Strains and Sprains

A sprain refers to the stretching or tearing of ligaments — the thick bands of fibres that hold your bones together. A strain occurs when you injure a tendon, the tissue connecting your muscles to your bones. Both can leave you sidelined and in pain.

The two injuries share many similarities, including treatment protocol. Follow the acronym RICE, which stands for rest, ice, compression and elevation. Stop any activity for at least 24-48 hours after the initial injury. Elevate the hurt limb above the level of your heart and apply an ice pack to alleviate swelling. You can pick up inexpensive braces at major drug stores to keep the area immobilized.

5. Rotator Cuff Injuries

If you play softball or volleyball, you continually elevate your arms over your head. You reach and you stretch, and occasionally, things tear. As you grow older, you’ll notice your shoulders feel sore more often.

To prevent shoulder injuries, stretch well after every workout. Try to maintain good posture by adjusting your work desk to fit your height. Practice shoulder rolls and the eagle arms pose in yoga to release tension.

6. Concussions

Did you know 10% of all contact athletes endure concussions every year? Athletes who sustain one such injury run a higher risk of experiencing another. Concussions can have long-term health consequences, including headaches and migraines.

In severe cases, blows to the head can result in coma or death — so seek medical care if you sustain such an injury. Always wear a helmet when playing contact sports.

7. Dehydration

Working out means sweating, and this process increases the risk of dehydration. Keep a water bottle with you and sip regularly throughout your workout.

Avoid dangerous practices like trying to make weight for wrestling by embarking on crash diets. Your body needs water to function at its peak. When you become dehydrated, you lose focus, making injuries more likely.
